Even in a 'hot market' there are known slower periods within the year where inventory swells and demand lowers. This typically happens in late spring to early summer. If you are flexible in terms of closing dates, you may want to purchase a property during these periods such that you pay less for your new property.

if you have a unique property in a high-demand area, you may want to over-price your property initially going against traditional strategies which recommend pricing 'just right'. Using this approach, you may find a hot buyer willing to pay a premium for your property yielding a higher return on your investment.

if you plan on refinancing your new property with your current mortgage lender, investigate if your existing mortgage is portable. If you plan on switching banking institutions, investigate if there are any penalty fees for terminating your mortgage before its renewal date. You don't want to be surprised with unexpected costs.
